What is SMSF Lending?

SMSF lending allows a Self-Managed Super Fund to borrow money to purchase certain assets through a Limited Recourse Borrowing Arrangement (LRBA).

Following changes that commenced on 10 August 2026, new SMSF borrowing to purchase real property is generally limited to eligible Business Real Property. This can include commercial premises such as offices, warehouses, factories and other property used wholly and exclusively in a business.

An SMSF may acquire the property through an LRBA, with the loan structured so that the lender’s rights are limited to the asset acquired under the arrangement.

SMSF borrowing involves strict superannuation, lending and structuring requirements, so it’s important to obtain appropriate advice from your accountant, financial adviser and legal professional before proceeding.

What can an SMSF loan be used for?

Under the current SMSF borrowing rules, new LRBAs used to purchase real property are generally focused on eligible Business Real Property.

Depending on the circumstances, this may include:

  • Commercial property
  • Office premises
  • Warehouses and industrial properties
  • Factories
  • Business premises used by a related business
  • Other property that satisfies the Business Real Property requirements


The property must meet the relevant superannuation and Business Real Property requirements, and the SMSF must comply with the rules governing related-party transactions and arm’s-length dealings.

Important SMSF lending changes from 10 August 2026

The rules surrounding SMSF borrowing changed on 10 August 2026.

New Limited Recourse Borrowing Arrangements generally cannot be used to purchase residential property. However, SMSFs can continue to borrow to acquire eligible Business Real Property, subject to the relevant requirements.

What does this mean for SMSF property investors?

New LRBAs generally cannot be used to purchase residential investment property.

Residential SMSF loan arrangements already in place are subject to transitional provisions and do not automatically need to be unwound as a result of the changes. Refinancing may also be possible, depending on the circumstances and individual lender requirements.

SMSF borrowing remains available for eligible Business Real Property, making SMSF lending particularly relevant for business owners looking to purchase their commercial premises.
